Making the move to rural Colorado is one of the most rewarding decisions many of my clients have ever made. It is also one that requires real preparation. I moved to the Wet Mountain Valley myself in 2017, and there are things I wish someone had told me before I made the leap.
Here is a practical guide for anyone seriously considering the move.
Visit in different seasons before you commit. Southern Colorado is stunning in summer and fall. It is also cold, snowy, and sometimes isolated in winter. Before you buy, spend time here in January or February. Make sure you understand what you are signing up for — and that you love it.
Understand the distance to services. Westcliffe is a small town. The nearest Walmart and the nearest major hospital are both in Cañon City, about an hour away. If you have medical needs that require frequent specialist visits, factor that into your decision. Many residents make a monthly Cañon City run for supplies.
Internet and cell service vary significantly by location. Some areas of Custer County have good internet options — Starlink has been a game changer for many rural residents. Others have limited options. Cell service is spotty in many areas. Before you buy, test the service at the actual property.
The community is tight-knit and welcoming — if you engage. Westcliffe and Silver Cliff have a strong sense of community. There are local events, volunteer organizations, and a genuine culture of neighbors helping neighbors. But it is a small town, and you get out what you put in. Show up, participate, and you will find your people.
Budget for the realities of rural living. Propane costs more than natural gas. Well maintenance is your responsibility. A long driveway means you are plowing it yourself or paying someone to do it. Firewood, generator fuel, and extra supplies for winter storms are part of the budget. None of this is prohibitive — it is just different from suburban life.
Work with a local agent who actually lives here. This is not a transaction you want to navigate with someone who is guessing at local conditions. The nuances of water rights, road access, wildfire insurance, and rural infrastructure require someone who deals with these issues every day. I have lived here since 2017 and have helped dozens of families make this transition successfully.
